Your Responsibilities

Your tenancy agreement with us is very important because it sets out the rights and responsibilities both we as the landlord and you as the tenant have. Most residents have either an Assured or a Secure tenancy agreement. We have tried to make sure that both have the same or very similar rights, however there are some legal differences.

The main difference between a Secure and Assured tenant is how the rent is set. This is explained in more detail in your rent leaflet in the tenants handbook.

Most residents who moved into their homes after 15th January 1989 are Assured tenants. The exceptions are where you have exchanged home with a secure tenant or you inherited your tenancy from a secure tenant.

If you are unsure as to what kind of tenancy you have ask your Housing Officer.


Under the terms of your tenancy you are responsible for the behaviour of every person (including children and lodgers) and animal living in or visiting your home. You are responsible for them in your home, on surrounding land, in communal areas (such as stairs, lifts, landings, entrance halls, communal gardens, parking areas) and in the locality around your home.


Your Rights

Some rights you have by law (Act of parliament) and some by contract (your tenancy agreement). You can enforce these rights in a court of law.
