Development Strategy
The Guinness Partnership has a long and distinguished track
record in carrying out new development work. The number of
properties we own has more than doubled in the last 10 years and we
still develop 600 to 800 new homes every year. The Partnership also
grows by acquisition through stock transfer and merger.
We have excellent high standard design and specification
standards, but also encourage innovation and flexibility to suit
local circumstances. By taking a long-term view and working closely
with local residents, we are able to deliver lasting solutions to
local housing problems. In many projects we go beyond merely
providing high quality housing, frequently incorporating community
facilities such as Foyers for young people and encourage community
initiatives and participation, before, during and after the
development phase. We have developed strong partnerships for
delivering environmentally friendly and cost efficient housing and
continue to seek new partnering opportunities with companies that
share our aspirations.

T-Zero
The Guinness Trust is a partner in this 3 year project that has
been part funded by DTI, with matched funding from the project
partners. The main objective is to Reduce the life cycle
impacts of housing through refurbishment, through:
· Showing refurbishment is a viable alternative
to demolish and new build when certain standards of environmental
performance are met.
· Helping decision making by quickly
identifying the best mix of refurbishment options to reduce
environmental impacts; from the point of refurbishment through
subsequent use/maintenance and eventual demolition.
· Collecting data and using case studies to
ensure recommended approaches are viable within the context of
other drivers such as whole life cost, maintenance and preservation
of heritage buildings.
· Addressing overall impact, including material
resource efficiency and other life cycle impacts, alongside the
main environmental priorities in existing housing of energy
efficiency and renewable energy production.
