The £113 million regeneration of Loughborough Park has seen us provide 487 new homes for social rent, affordable rent and shared ownership.
Loughborough Park was a development of 390 flats built in 1938. Before the redevelopment it failed to meet the government’s Decent Homes standard, which sets the minimum criteria for properties such as heating and insulation requirements. This would oversee how we are making sure the properties have adequate space, how modern the kitchens and bathrooms are, and the size and layout of communal areas.
Our commitment to residents
The regeneration delivered a number of benefits for our current and future residents at Loughborough Park, which include:
- providing 97 additional homes, bringing the total number to 487 – all for social rent, affordable rent or shared ownership
- modern kitchens and bathrooms
- lower running costs through energy efficient design
- private balconies
- improved internal and external communal areas
- increased security through design in the new homes.
Involving our residents
We have kept residents up-to-date throughout the work via face-to-face meetings, drop-in sessions, letter updates and estate newsletters. At the very beginning of the process, we held a positive and successful ‘Meet Your Neighbours’ event in May 2016, with many residents turning up and getting to know each other better. They all haven’t looked back since!
Here’s what some of our customers have had to say about the Loughborough Park regeneration and the expanded community:
“I’m new to Guinness, having moved to Loughborough Park last year. It’s wonderful, quiet and warm, with our own outdoor space too. Everyone is considerate of each other so it’s a lovely community to be within. The staff here are also very helpful and supportive!” – Ola, Guinness resident.
“I’ve been living here since November 2015 and I love it!. My flat is very big and spacious, as well as situated in such lovely surroundings. I wasn’t expecting it to be anything like this!” – Maria, Guinness resident.
“I’ve been at Loughborough Park for 22 years. We have a ground floor flat with a patio and more space than before! We’re so much better off now, a lot warmer and quieter. Because we’ve been here so long everyone knows us but we’ve loved meeting our new neighbours too!” – Peter, Guinness resident.
Out of the 487 homes, 133 are brand new one, two and three-bedroom apartments available through the Shared Ownership scheme. This scheme allows customers to own their own home from just a 5% deposit – offering an affordable way to live in a much-loved area of London.
Brixton is becoming a really popular area for people looking to set up home in the capital. It has a strong culture, a friendly atmosphere and endless opportunities for socialising – not to mention great transport links around London.
