To help address the shortage of affordable housing in London we’re drawing up some proposals to develop additional homes on our estate at Northwold in Hackney, which was originally built in the 1960s.

A number of options have been explored with residents so to cause as little disruption to the existing homes as possible throughout the regeneration works. A planning application for this option to provide additional homes on disused or underutilised areas on the estate has been consulted upon and submitted to Hackney Council. We’re delighted to announce that The Planning Committee has now approved this planning application.

The proposals provide a new Community Centre and up to 73 new homes on various sites across the estate. A variety of homes have been approved to include single and family accommodation in line with Hackney’s housing requirements, with a mixture of tenures: social rent, shared ownership as well as homes for private sale. Profits from these sales will be used to build more homes for affordable rent across London and the rest of England.

Our commitment to residents

Our proposals will deliver a number of benefits to current and future residents of Northwold estate. In addition to providing new homes on the estate, there will be a new larger community centre (completed before the old community centre is closed), improvements to communal areas, landscaping and security.

Guinness will seek tenders from contractors to carry out the new build work. The tender list will comprise companies who are registered with the Considerate Contractors scheme and are experienced in working with residents in close proximity. The contractors will also be obliged to employ a proportion of Local Labour and apprentices.

Involving residents

Throughout this regeneration, we have always aimed is to minimise the loss of facilities and disruption to our residents. We have and will always keep our residents updated on the progress of the estate through newsletters, letters and a range of events as appropriate. On top of this, we have provided them with our Customer Liaison contact details so they can address queries and concerns at any point in between.
