Shared Ownership and Affordable Rent

2019 - 2022

The site has remained derelict for some considerable time at Gloucester Docks – an area that has been dramatically transformed over the last 15 years or so. Crest Nicholson is building Guinness’ units behind their water-frontage flats with pathways available into the central Docks area, which is about a 5 – 10 minutes’ walk away. The wider central area, typified by historic warehouse buildings that are now converted to residential use has evolved to include a significant and broad retail and restaurant offer. This area is considered very attractive and is completely removed from the relative anonymity of some other parts of Gloucester.

Graham Phillips, Marketing Manager for Guinness Homes, said: “The shared ownership scheme is really affordable and the range of new homes at The Waterfront mean that home ownership is within reach for even more people.”

Gloucester City Councillor Steve Morgan was delighted that we could make more of these contemporary homes affordable to the local public. He said, “It’s great that people have got that flexibility over there that they can afford to live there. It will bring more vitality to the area, clearly it’s a sustainable development because of the location.”

The scheme includes flats and houses arranged around a central access zone with parking, close to but behind a ribbon of flats. The site comprises of contemporary buildings that have been improved with the significant use of red/orange brick facades. These compliment a wider colour palette that includes light and darker greys used in entrance canopies, cladding, front doors, etc. The use of some larger (ie full height) windows and Juliet balconies also help to give the internal environment more of a ‘premium’ feel and reasonably open outlooks (for a city centre development).

The homes at Gloucester Quays are available as Shared Ownership and Affordable Rent with Crest Nicholson providing outright sale of their units. The first Guinness residents will be moving in these homes in September 2020, after the completion of Phase 1, with more residents proposed to move in next year in 2021.
